Buying a Flat in Hyderabad's Financial District: A Practical Checklist
Super Admin 1 min read
Gachibowli, Nanakramguda and the Financial District are among Hyderabad's most sought-after addresses. What to check before you pay.
Gachibowli, Nanakramguda and the Financial District sit at the centre of Hyderabad's IT and finance corridor. Demand from working professionals is strong, which makes careful checking even more important.

Location and commute#
- Check the real travel time to your office at your actual commuting hours, not a map estimate.
- Look at the nearest metro station, and how you will reach it.
- Note which roads flood or jam during the monsoon.
The project#

- Is the project RERA-registered, and do the approved plan and the possession date match what you were told?
- Look at the builder's earlier projects and talk to their residents.
- Ask about the carpet area, not just the super built-up area.
The flat itself#
- Check the floor, facing, ventilation and natural light at different times of day.
- Look for seepage on top-floor and bathroom walls.
- For high floors, ask how the lifts, water pressure and fire safety work.
The money#
- Add maintenance, a parking charge, a club membership and registration costs to the price.
- Compare home loan offers and check whether the lender has approved the project.
- Keep your EMI within a comfortable share of your income.
A 21-point checklist to follow#
Before you pay#
Get a lawyer to review the title and the agreement, and confirm all payments are made by traceable bank transfer to the account named in the agreement.
